These Terms & Conditions govern your use of Estate49 (estate49.com), a division of Stenkepler Corporation (GSTIN: 29AEJFS5946L1Z5), registered at No.16/17/1, 72 G-006, Prabhavathi Divine, DR Rajkumar Road, Hulimavu, Bengaluru – 560076, Karnataka, India.

Estate49 is an online real estate platform operated by Stenkepler Corporation that connects property owners, agents, and builders with potential buyers and renters across India. We provide tools for listing properties, searching listings, and facilitating introductions between parties.

Estate49 is a listing platform only. We do not act as a real estate agent, broker, or party to any property transaction.

Estate49 offers the following paid services:

All prices are in Indian Rupees (INR) and inclusive of applicable GST. Pricing is displayed at the time of purchase and may change with prior notice.

6. Payments

All payments are processed securely through Razorpay, a licensed payment aggregator. By making a payment, you agree to Razorpay's Terms of Service. Estate49 does not store your card, UPI, or banking credentials.

Payment confirmation will be sent to your registered email address. In case of payment failure, please contact us at support@estate49.com.

7. No Refund Policy

All payments made to Estate49 for listing fees, subscriptions, lead packages, and advertisement fees are strictly non-refundable.

For payment disputes, contact us at support@estate49.com with your transaction ID.

8. Prohibited Conduct

You must not:

9. Intellectual Property

All content on Estate49 — including the logo, design, code, and text — is the property of Stenkepler Corporation and protected under Indian copyright law. You may not reproduce, distribute, or create derivative works without explicit written permission.

By uploading photos or content to Estate49, you grant us a non-exclusive, royalty-free licence to display that content on the platform for the purpose of your listing.

10. Disclaimer of Warranties

Estate49 is provided "as is" without warranties of any kind. We do not guarantee:

All property transactions are solely between the lister and the seeker. Estate49 is not a party to any transaction and accepts no liability for disputes arising from property deals.

11. Limitation of Liability

To the maximum extent permitted by Indian law, Stenkepler Corporation shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of Estate49, including but not limited to financial losses from property transactions.

12. Property Transaction Risks & User Responsibility

Estate49 is a listing platform only. We do not verify property ownership, legal title, or documents. All property information is provided by the listing owner and is solely their responsibility. Users must exercise due diligence before entering any property transaction:

Estate49 provides phone verification, admin review, and RERA badges as trust signals, but these do not constitute legal verification of ownership. Users transact entirely at their own risk. For disputes, approach the Consumer Disputes Redressal Forum or RERA Authority in your state.

13. Governing Law & Jurisdiction

These Terms are governed by the laws of India. Any disputes shall be subject to the exclusive jurisdiction of the courts of Bengaluru, Karnataka, India.

14. Changes to Terms

We may update these Terms at any time. Significant changes will be communicated via email to registered users. Continued use of the platform after changes constitutes acceptance of the updated terms.
